Copper is a great material to use for supply piping. Thieves also like to steal it. This house had all of the copper ripped out from under it!

Using the wrong material can sometimes cause a hazard. This thin plastic vent material is intended to be used for bath venting, not as dryer venting as it was installed.

Beams are suppose to support joists. This one is bad enough that I could pull it apart with my fingers. You can’t see these things from inside the home. Make sure you get a home inspection. You don’t know what you don’t know!

This water heater is a little crooked. There was evidence that the basement had several feet of water in the past. It appears that the tank floated off of its base and is now supported only by the plumbing.

This potential buyer had no idea of the significant damage to the roof covering as it was difficult to see from the ground. Luckily, they chose to have an inspection performed and this significant defect was brought to their attention before they made the purchase.

Do you know who else may be living at your house? Some uninvited guests have made their way into the crawlspace and wreaked havoc on their insulation, not to mention the other unpleasant things these critters left behind. This damage would not have been noticed without a home inspection.

I am new to the area and I am about to purchase a home in Illinois.My Realtor gave me a name and number to call for a home inspector. I had set up an appointment to find out that the 2 inspections that are used in this area will not go under the house or attics to do an inspections lol. Are you kidding me? I quickly go online to seek out a home inspector who does there job right. After all, underneath your home (crawlspace/foundation) is a very important part of the house. I did some research an saw David Miller's reviews and how pleased everyone was with his work. I reached out an called him and expressed my concerns with the house being it is almost 100 years old. He understood my concerns and I hired him to inspect the home. I'm a Certified Professional Inspector and have been licensed in Illinois for 14 years. What sets me apart from other inspectors is my experience and education. I have a Bachelor's Degree from SIUC in Engineering, and I also graduated from AHIT (American Home Inspectors Training) Institute in New Berlin, WI. I have years of hands-on remodeling experience as well as previous employment as a Code Inspector with the City of Carbondale.
